Blog Post San Diego Moves Forward on Capital Projects, Improves Facilities for Residents

Category:

Published: Monday, April 06, 2009

The economy has many people postponing major purchases but several San Diego County government agencies are taking active steps to build capital projects now, while construction prices are lower and before important maintenance items become expensive replacement costs. As a result, residents in San Diego County can expect safer streets and roads, better schools for their children, and access to parks, libraries and community centers that they wouldn't have otherwise.

The majority of these projects, which include a $14 million library in Logan Heights, a 28-acre regional park in Point Loma, a 15-acre park in Carmel Valley and a 64,000-square-foot field house at a Mira Mesa sports center are not funded by taxes, but rather development fees and other sources of revenue that cannot be used for operations. That means this money has to be spent on construction projects and cannot be used to fill any budget gaps that might result in cutting salaries or laying people off. As a result, governments building now can take advantage of lower construction costs and actually end up with more amenities and facilities for the same price or less.

Residents are the beneficiaries of these improvements and enjoy neighborhoods with the best public facilities, streets free from potholes and sewer systems that won't fail. For buyers weighing their options in today's real estate market, choosing from among San Diego foreclosures could mean even greater bargains by combining great homes with great neighborhoods and top notch public facilities.

Prices for homes in desirable San Diego County have never been more affordable. For coastal bargains consider Oceanside foreclosures or La Jolla bank homes. Inland buyers will find plenty of Rancho Bernardo foreclosures and Escondido bank homes to choose from, while east county shoppers should consider one of the many gorgeous El Cajon bank homes currently on the market.

It is right to thinking about the economy when deciding on major purchases. Take advantage of the current low pricing in the San Diego real estate market and buy one of the many San Diego foreclosures currently listed, before prices and mortgage rates start to climb. Today's opportunities may not last much longer.
